House Rules

All bookings are non-refundable upon payment. However, if a Guest must cancel their reservation, then we will reopen the cancelled dates on the booking calendar. 

If any portion of the cancelled dates is successfully booked by a new guest, a refund will be issued to the original guest. The refund amount will equal the nightly rate secured from the new reservation, minus a $50 administrative processing fee. 

Refunds will be processed within 7 business days after the new check-out completes. We cannot make any guarantee that the dates will rebook, or rebook at the same nightly rate. 

No smoking anywhere inside the home. Violations will result in a $300 deep-cleaning fee. 

Registry Check & Mandatory Security Deposit: All approved primary renters will undergo a compliant national sex offender registry and safety screening through Truvi. This is a city of Palm Coast short term rental requirement. As part of this secure process, the Primary Guest is required to provide a digital copy of their government issued ID for the safety screening. Failure to complete the secure Truvi link, or a failing screening result will result in immediate cancellation of the reservation.

For the safety and security of our guests and the property, external security cameras are active on the premises front door & driveway. These cameras record video and/or audio and monitor the front door entrance 24/7. There are absolutely no cameras inside the home or facing private outdoor spaces. Tampering with, covering, or disconnecting any security camera or internet equipment is strictly prohibited and will result in immediate eviction without a refund.  

Our photos are a true-to life reflection of the property. We love our home's charming character, which means you'll spot some outdated features and vintage touches. We aren't a sleek luxury condo on the beach, but we are cozy, spacious and clean. 

There is a locked storage closet in the front entryway. It's just a closet full of boring stuff. It’s off-limits, but you can enjoy the rest of the house. 

This property is located in a residential community.

To ensure a peaceful stay and comply with the City of Palm Coast Short-Term Rental Ordinances, our guests must agree to the following local property regulations:

Mandatory Occupancy Cap: Local ordinance mandates a strict maximum limit of 10 overnight guests. Per city code, children under the age of 3 are entirely exempt from this count. All occupying guests' names and ages must be submitted to the host prior to check-in to satisfy city registration requirements.

Strict Vehicle & Parking Boundaries: Our driveway comfortably accommodates up to 4 standard vehicles. The City of Palm Coast strictly prohibits parking any vehicles on the grass/lawn or street at any time. Overnight swale parking (within 15 feet of the road edge) is illegal between 1:00 AM and 6:00 AM.

Outdoor quiet hours are from 10:00 PM to 7:00 AM.

Local Trash Can Ordinance: City ordinance requires all trash to remain inside the provided city approved containers. Trash bins cannot be rolled out to the curb before 6:00 PM the night before pickup and must be brought back in by midnight on collection day.

Leash Laws: Up to 2 pets are welcome! However, city guidelines state that all pets must remain on a physical leash at all times when off the immediate rental property boundaries.

Upon departure, Guests agree to the following:

1. Please throw away loose food waste and trash in available trash bins. 

2. Please don't leave wet towels on the carpet. Thank you for your understanding. 

3. No need to strip the beds, or do any other cleaning. We will take care of everything when we clean and turnover the property.  

4. Please put the thermostat to 78.
